We provide a clear, straightforward breakdown of our fees so you always know exactly what to expect-no hidden charges, no surprises. While you may find lower rates elsewhere, those often come with unexpected costs that can add up over time. Our fee structure, outlined below, reflects the true value and comprehensive service we deliver.
We recognize that every property and investor is unique. Fees may vary based on factors such as property type, location, or specific management needs (like furnished versus unfurnished units). Management Fee
- Rent collection and property bookkeeping
- Electronic disbursements of net rent collected
- Real-time access to owner financial statements through the owner portal
- Proper accounting to view for year-end tax write-offs
- Coordinate property upkeep and routine/preventative maintenance
- Enforce city, county, HOA and lease compliance
- Promptly respond to tenant inquiries and maintenance requests
- Open and ongoing communication with us regarding your asset(s)
- Biannual property walkthroughs with detailed reports
- Move-out property walkthrough with security deposit reconciliation
- Preparation of Year End Owner Statement and 1099-MISC tax form
Onboarding Fee
This is a one-time fee charged when we bring on a property for management, and it includes:
- Preparation of property management agreement;
- Coordinate management transition with previous manager (if applicable);
- Owner, tenant, and property accounts setup on the portal;
- New management introduction to tenant(s) via text, email, and mail;
- Organizing and mailing important notices, documents, and welcome packets;
- Ensure each tenant knows how s/he can pay rent moving forward;
- Thorough initial property walkthrough to document condition of property at time of management acquisition and identify lease compliance, maintenance and safety concerns. Initial walkthrough includes:
- Interior
- Exterior
- Appliances/systems
- Lease compliance
- Documentation
- System integration and reporting setup for your portfolio.
Satisfaction Guarantee
No Termination Fees
Our goal is 100% client satisfaction, so if you ever feel that we are not delivering at a high level, you may cancel your management contract with a 30-day notice, after the initial period. We hold ourselves, and the properties we manage, to the highest standards and we expect you to do the same.
Lease Renewal Fee
This fee is charged for lease renewals and includes:
- Rental comparative market analysis
- Negotiation of lease renewal terms and potential rent increase
- Preparation and execution of lease renewal paperwork
- Aim for a 3-5% rent increase at lease renewal, in a healthy rental climate
Tenant Placement Fee
- Contact us for exact pricing as it will depend on whether we are providing placement-only services, full-service management and whether your property is furnished or unfurnished.
- Detailed market analysis report with rental comps
- Professional counsel on preparing your property for rent
- Furnished Rentals: 1 hour of complimentary staging
- Professional photos
- Property walkthrough video
- Property marketing and syndication across major social media and real estate platforms and the MLS
- Unlimited property showings for prospective tenants
- Cross-marketing with approved applicant pool
- Process and screen applications for prospective tenants in compliance with FHA, ADA, local landlord-tenant laws, and other applicable guidelines
- Approve qualified applicants for move-in
- Negotiation and preparation of the lease
- Collect security deposit, rent, and all other move-in funds
- Conduct a lease review appointment with the new tenant(s) to explain the lease and set clear expectations
- Verification of utilities transfer and renter's insurance prior to move-in.
- Coordinate move-in and key exchange with tenant
- Welcome email to tenant with all pertinent information and final steps before move-in
- Obtain a move-in property inspection from the resident
